Not always — check. Underlay affects comfort, sound and moisture protection, and apartments often have minimum acoustic requirements for hard flooring. Ask what underlay is specified, whether it includes a vapour barrier for concrete subfloors, and whether it meets any building or strata sound rules.

A single room in click-lock laminate or vinyl is typically done in a day. A whole apartment or house takes 2-5 days depending on area, furniture moving, and how much old flooring must come out. Add a day or more if the subfloor needs levelling compound, and 2-3 days of acclimatisation before wood products are laid.

Ask how long they have fitted your specific material, whether they carry public liability insurance, who does subfloor prep and what it costs, how they handle door trimming and thresholds, their lead time, and what workmanship warranty they give in writing. Two or three quotes from local installers in Hong Kong is usually enough to see the fair market rate.

Floating floors click together and rest on underlay — fastest and cheapest, standard for laminate and vinyl plank. Glue-down bonds each board or tile to the subfloor — more stable and quieter, common for vinyl tile and engineered wood. Nail-down fixes solid hardwood to a wooden subfloor — the most labour-intensive and most expensive. The method affects both price and which subfloors are suitable.

It depends mostly on the material. Laminate and vinyl (LVP/LVT) are the cheapest to buy and fastest to fit; engineered wood costs roughly double; solid hardwood and premium tile cost the most. As a rule of thumb labour is 30-50% of the total, with materials, underlay, trims and subfloor prep making up the rest. Get quotes priced per square metre or square foot so you can compare like for like.

Installed click vinyl typically runs HK$20-HK$60 per square foot, and engineered wood HK$40-HK$120 depending on veneer and brand. Small flats push per-foot rates up because minimum job charges are spread over less area.

For flooring alone, no government permit — but your building's management office almost certainly requires a renovation application, deposit, and set working hours. Public housing (HA) flats have their own approval lists and rules, so check before signing a contractor.
