Ask what underlay is specified, whether it includes a vapour barrier for concrete subfloors, and whether it meets any building or strata sound rules.

Yes. Solid and engineered wood (and to a lesser degree laminate) should sit in the room where it will be installed for 48-72 hours so it adjusts to local temperature and humidity. Skipping this step is a common cause of gapping and buckling months later. A good installer will schedule delivery a few days before fitting.

Solid hardwood can usually be sanded and refinished 2-3 times over its life, at a fraction of replacement cost. Engineered wood can typically take one light sanding if the top layer is thick enough. Replace when boards are cupped or rotten from water damage, or the wear layer is too thin to sand.

Vinyl plank (LVP/LVT) is fully waterproof, so it is the safer choice for kitchens, bathrooms and laundries, and it is quieter underfoot. Laminate has a harder, more scratch-resistant wear surface and often looks more like real wood, but standard laminate swells if water sits on it. Prices overlap heavily, so choose by room use rather than price.
